2. Same I've never had the pleasure but I was thinking about Ms Boss's as a contender for the answer to the second question......along with perhaps Amanda Wildefyre's house in Minneapolis. The answer to No. 1 for me was probably Mistress Brianna's bungalow in the DC suburbs. The entire basement was given over to BDSM playrooms probably totally 1400-1500 sq feet. Multiple large pieces of equipment/furniture (some custom made by her sub Vassal and unique)...... as well as a huge variety of smaller gear like restraints, implements, electro gear etc etc.
